By the end of this guide your portfolio will be synced into MarketRent, categorised as Reviewable, Let-only, or Vacating, and refreshing automatically overnight.
MarketRent connects to most major property CRMs. Connect yours once and your whole portfolio syncs in, so every rent review starts with the property, tenancy, landlord and tenant details you already hold. You carry on working in your CRM exactly as you do today, and the outcome of each completed review is written back to it.

Request the connection in your CRM
The connection starts in your CRM, not MarketRent: open its integrations screen and request the MarketRent connection.

Choose your provider in MarketRent
In MarketRent, open Settings and go to the CRM connection screen. Choose your provider, enter your agency reference, and save.

Watch the first sync come through
Your whole portfolio syncs in on first connection. Use the sync logs and the synced properties list to confirm records are arriving as expected.

Check your portfolio counts
MarketRent categorises every synced property automatically: Reviewable for active periodic tenancies, Let-only for properties kept as comparables, and Vacating, which is excluded. Check the three counts match what you expect from your CRM.

Assign property managers
Bulk-assign reviews to property managers using the postcode filter, or map them automatically from the negotiator field in your CRM. Every review then lands on the right person's list from day one.

Add what your CRM does not hold
Set your company details, branding, email templates, default rent indexation, review offset, and chase timing in Settings. Add EPC matches and extra comparables property by property as you review. See where comparables come from.
What syncs from your CRM
Once connected, MarketRent keeps these fields in step with your CRM:
- Property addresses and references
- Current rent and rent frequency
- The tenancy and rent dates your CRM holds
- Landlords and tenants, with their contact details
- Property type and bedrooms, where available
What you set in MarketRent
Your CRM covers the portfolio data. Everything below lives in MarketRent, and most of it is set once, in Settings:
- Company details, branding, and email templates
- Default rent indexation and the review offset that flags reviews early
- Chase timing for landlord and tenant follow-ups
- EPC matches, property condition, age band, and floor area
- Extra comparables, including third-party data
- Property manager assignment
Good to know
- The sync runs overnight, so a tenancy updated in your CRM today is current in MarketRent tomorrow morning.
- When a review completes, MarketRent writes the outcome back to your CRM, so the record there stays current.
- While the first sync runs, set up your branding and email templates so your documents are ready before your first review.
