Today. Comparables come from portal searches, a spreadsheet and whatever the team can remember. A small or spread portfolio cannot build a convincing range from its own lets alone.
In MarketRent. MarketRent pulls comparables from your own lets and completed reviews, portal listings you've saved and EPC data, and reaches into the wider market through Sprift where applicable, as well as ONS figures for the local authority to support the figure you propose and compile your evidence pack. MarketRent evidence packs can be branded to your specific agency and previewed by your team, supporting any phone calls and personal touches you'd like to make.
Landlord approval

Today. Rent reviews are a critical point for agencies to demonstrate the value of the management fee to landlords in their portfolio. Often this is a manual email with a proposed figure.
In MarketRent. Propose the rent to the landlord in one click, and a branded evidence pack is included. The landlord sees the reasoning and comparables behind your proposed figure. The pack includes comparables from a number of sources, adding a professional touch and providing reassurance that tenants are less likely to contest a rent increase.
Notices and statutory dates
Issue the Section 13 notice
Today. Since 1 May 2026 every increase on an assured tenancy in England must run through a Section 13 notice on the current Form 4A from the government website. This means searching for the current form, and it cannot be reliably mail merged, leading to approximately 1 hour of manual work per rent review.
In MarketRent. The Section 13 notice is built from the current legal Form 4A, checked against statutory dates, and served to the tenant with the evidence pack and full audit trail.
Completion and reporting
Complete the rent review
Today. Many MarketRent customers are managing hundreds of properties in their portfolio, with a manual spreadsheet often reliant on one person. Rent reviews can be delayed, resulting in reduced landlord satisfaction and more time away from winning instructions.
In MarketRent. The new rent is confirmed with its implementation date. It can be adjusted if different from tenancy start date. Your CRM maintains a record and the evidence pack, with tracking and analytics across your portfolio as you scale.
