MarketRent is the operating system for residential rent reviews, connected to the agent's CRM and built for letting agents in England. We built it because the Renters' Rights Act made rent reviews formal, evidence-led and contestable, and the work was still being done by hand, an hour at a time, by one person.

The process has to be right: the current version of Form 4A, valid dates, and a clear record of what was sent and when. The aim is not to win a referral. It is to give every figure the evidence and the record to stand on.

In a contestable market, instinct on its own is not enough. The agent still decides the figure. MarketRent brings the workings behind it: comparable evidence, indexation context, and clear reasoning, kept together in one place.

MarketRent is built for letting agents running reviews on behalf of landlords, and for the whole team, not just the one person who knows how. A clearer, evidence-led process is better for landlords and tenants too, and means fewer avoidable disputes.

MarketRent was founded by Rajeev Nayyar and Duncan Careless, after more than a decade building software for UK lettings. They lead a small team with deep roots in lettings technology, and an advisory board drawn from lettings, property law, and PropTech shapes the product as the Renters' Rights Act beds in.
