In force since 1 May 2026, every rent increase on a private assured tenancy in England runs through a Section 13 notice served on prescribed Form 4A: at least two months' notice, no more than once a year (at least 52 weeks between increases, or 53 where the anti-drift rule applies), with the new rent starting on the first day of a rent period (section 13, Housing Act 1988 as amended).
