Property data by Sprift, inside MarketRent
The Sprift integration is live. Pull property-level data and comparable evidence from Sprift straight into a review's evidence pack, so every figure your agency proposes carries market context from beyond your own managed book. Built for letting agents in England.
What the data adds
What Sprift adds to a rent review
Sprift is a UK property data platform holding more than 300 data points on over 30 million UK residential properties. Inside MarketRent, that data does two jobs: it fills in the facts about the property itself, and it brings comparable evidence from the wider market into the case for a proposed rent.
Property-level data
Sprift's records cover the attributes that describe a property: floor area, EPC rating, council tax band, tenure, and planning history among them. Pulled into a review, those facts mean the proposed rent rests on what the property actually is, not only what the tenancy record holds.
Whole-of-market comparables
Sprift's comparables cover rental values and current listings across the UK residential market, not just the properties your agency manages. In a review they sit alongside comparables from your own lets and saved portal listings as evidence for the open-market benchmark.
Coverage where your book is thin
External data matters most where your agency manages few similar properties near the one under review. Sprift supplies comparable evidence in exactly those areas, so the pack behind the figure holds up wherever the property sits.
In the evidence pack
How the data appears in a review's evidence pack
Every MarketRent review builds an evidence pack behind the proposed figure. Sprift data lands inside that pack, next to your own comparables and the official index.
The review opens its evidence pack
Each review gathers comparables from your own lets, saved portal listings, an ONS-indexed rent reference, and the EPC. See how evidence packs work.
Pull in Sprift data from the review
Property data and comparable evidence come from Sprift straight into the pack, so external market context sits in the same place as everything else behind the figure.
You decide the figure
The pack is context and evidence, not a valuation. You propose the rent; the pack shows what it rests on.
The pack locks when you propose
The record keeps exactly what the figure rested on, ready if it is ever challenged.
The stronger the evidence in the pack, the stronger the figure if it is ever challenged. For what makes evidence persuasive, read what evidence supports a rent increase, or start with our guide to rent reviews under the Renters' Rights Act.

FAQ
Frequently asked questions
How the Sprift integration fits into a rent review.
Five sources: your own portfolio (completed reviews and lets sync in as comparables), listings you save from the portals, the Sprift integration for property data and whole-of-market evidence, the ONS rent index, and published EPC records. You can also select comparables by hand.

No. You decide the figure. Sprift data, ONS indexation, and your own comparables give the figure context and evidence, and MarketRent documents how the outcome was reached.
An hour by hand. Seven minutes in MarketRent.
Every review follows the same path, so it stops depending on the one person who knows how. Anyone on the team can pick one up and get the same result.
